It does not matter what season it is, a leaking window may be a nuisance any time of the year. Not only does it present an issue with poor energy-efficiency, it can also cause serious structural damage if left unattended. There are also issues that arise with a presentable appearance. If this moisture issue is not addressed promptly, then much more serious issues can arise, such as mold or rot issues.

Windows that were once air and watertight can begin to malfunction over time due to a variety of reasons. Some of these factors may include the settling of the structure over time, weather fluctuation, and extremely high or low temperatures. The window can develop gaps due to the window being out of square, or the frames can suffer damage. While these issues may occur primarily with older windows, new windows are not immune to them as well. There are three main areas from which leaks originate, and it is important to identify the source. The places you should inspect for functionality are:

  • Home design. Assure that there are sufficient overhangs to deter water. You should also make sure the fascia board above the window is angled properly to direct water away from the window;
  • Installation. Check if the windows are caulked properly. Inspect the glazing to make sure the glass seal is not broken or showing signs of aging;
  • Proper maintenance. Check if the paint overlaps the window molding creating a seal. Again, assure that the caulk and glazing putty are in proper working order.

Ways to Fix a Leaky Window

There are methods available of how to fix a leaky window. Solely pursuing a window replacement is not the only way to fix it. The first step in figuring out how to repair these leaks is to determine where the origin of the leak is. If the leak seems to be coming from the area above or below the window on the wall, you should check and see if the water could be running along the wall studs. The cause may not be that the actual window is leaking.

Often in older homes, the leaks could originate at the area of the roof or upper levels of the home. It may be necessary to remove the entire window to determine the source of the leak. If there is evidence of a leak around the jamb or sash, then the issue is most likely the window itself, which could be caused by the age of the window or improper installation. Once the source of the leak is determined, you can take the proper steps to remedy the issues.
